Step one
Reserve Your Plot & Enjoy Stamp Duty Savings

First, you secure the freehold plot for your new home. Since you’re buying land (not the finished house), Stamp Duty applies only to the land value – a benefit that can save you thousands . Once the reservation is in place, we move forward under a standard JCT building contract. This contract ties your payments to key construction milestones. You make progress payments as each phase of the build is completed (for example, foundations first, then the structural frame, then the roof, and so on), which keeps the process fully transparent and aligned with the work on site.

Step two
Your Home, Your Way

Once your reservation is secured, you’ll be invited to our Head Office to meet with our team. This is where your journey to a truly personal home begins.

Depending on the stage of build, you’ll be able to select from a wide range of options – from paint colours, tiles and flooring to fixtures, fittings and optional upgrades. Our team will support you throughout, making sure decisions are clear and enjoyable.

To help you bring your vision to life, our team works closely with trusted specialists, offering bespoke solutions from furniture and curtain fabrics to carpets and finishing touches. Together, we make sure every element reflects your style, so your new home feels uniquely yours from the day you move in.

Step three
Design & Build Your Dream Home

You’ll sit down with our sales and design team to review all the plans for your new home and choose every detail. Pick premium fixtures, custom layouts, finishes, and materials that reflect your personal style – our team guides you every step of the way. Then our skilled craftsmen bring your vision to life according to these plans. (To keep the build on track, we do ask that all major design decisions be finalised before the roof is on.) In this way, your Lockley Bespoke home is crafted exactly to your specifications, down to the last detail.

Step four
Completion & Handover

Finally, when construction is complete, we move to the handover phase. Your solicitor will hold the remaining funds securely and release them to us only once we’ve issued the final completion certificate. Then we set a handover date and welcome you to your finished home. Your Lockley team will walk you through every feature and ensure everything is perfect, from heating controls to bespoke fittings. At last, we hand over the keys – and the luxury home you helped create is officially yours to enjoy.
